An experiential tool that takes the guesswork out of deal analysis. This algorithm is based on the results of many deals over a long span of time. You can, within minutes, determine if a deal is good for wholesaling, flipping, holding, or nothing at all. It’s easy to use and you learn by watching the video tutorials.

This training is the foundation of your success in real estate. The class is limited to four students for Sam to give each student his personal attention. In this powerful class you will quickly learn how to determine the After Repair Value (ARV) of the property, so you can make the right offer and avoid getting into financial trouble. At the end of this class, you will know more than most who have been in the business for years.

Most investors fail to make money because they can’t get their offers accepted. Sellers want POF to even consider your offer. We give you a POF letter of up to $5M, so you can get your offers through and start playing the game.

We will give you a title company account, so you can pull property profiles, comps, and various documents. This way, you can do thorough due diligence on each property.

These workshops are conducted by the best in the real estate industry. Everyone pays to attend except Level 3 VIPs.

Frequently Asked Questions

This is what you can expect from us after you sign up as a VIP:

1. Our system is fully automated. You will get a welcome email with a username and password, so you can access our vast online VIP Training Center (VTC) immediately. Note that it’s possible for our automated response to land in your spam box. Be sure to check it if you don’t see our email in your inbox by the next day. It’s best to add us to your safe sender list to ensure the future delivery of important emails from us.

2. Feel free to explore our vast and growing resources and learn all you can while you wait for your invitation to attend the Deal Analysis, training class.


3. About a couple of weeks later, you will get an invitation from our club director to attend the 3-hour Deal Analysis (DA) Training at Sam’s main office in Santa Monica. This training with Sam/team is the foundation of your success in real estate investing. You will learn more in one session from Sam than what most “gurus” offer over a weekend at the cost of thousands more. This class is available for Levels 2 and 3 only.

4. Deal Analysis tutorial videos are available on our online VIP Training Center (VTC) for all three levels. Watch them as often as you wish to get proficient at analyzing any residential property accurately and quickly. It is important you know that our main focus is on the local LA market and surrounding counties.

5. Proof of Funds (POF) letters is available to Level 2 and 3 students. Let us know when you are ready to make an offer and we’ll issue your POF so that you can submit it with your offer.

6. Your success is important to us. That’s why we’re available to help you anytime. We also have the best support team to address all your inquiries. Feel free to contact us with all your real estate needs.

When you’re ready to write an offer, we can provide you with a proof of funds letter. The POF letter will be submitted with your offer to the seller’s agent (or owner for FSBOs). It’s best if you use our in-house realtors who are specialized in handling these matters. You may use your own agent, but your chance of success will be a lot higher if you use our realtors, as they know how the system works.

Students in VIP Investment Training Levels 2 and 3 can receive wholesale deals upon request and after you’ve completed your Deal Analysis, training class. These deals are live, but not all are viable. It’s your job to analyze each one carefully to make sure it’s profitable. Once you determine viability, you email them to us for verification. Upon receiving our stamp of approval, you can make an offer with confidence knowing you have a money-making deal.

Note: Wholesale deals are meant for flipping or holding. They’re rarely suitable to be wholesaled again. We do not encourage doing daisy-chain deals.

We believe that a major key to your success as an investor is continuing education classes. Most Continuing Education (taught by Sam Sadat and members of Sam’s RE Club team) workshops are usually 3 hours in duration. Most of the ones that are conducted by Sam/team are free for all VIPs (levels 1, 2, and 3). However, Premiere Workshops (conducted by outside industry experts that we bring in to teach you every side of investing) are free for Level 3 VIPs only. Students in Levels 1 and 2 need to pay for these workshops which vary in price, but always affordable. We also have 1- and 2-day workshops (bootcamps) that are presented by highly successful investors/trainers. These workshops are not free and vary in pricing, but we always offer special discounts to our VIPs.

We record our monthly meetings. A few days after each meeting you can access the VTC and watch it as many times as you wish. This way, you’ll never miss a meeting and always stay connected to the source of education and inspiration.

Student Investor agrees to the following terms and conditions:

1. VIP Investment Training program fees are non-refundable.

2. Once access to our online VTC is granted, you’ll have full use of our training materials and the benefit of the 3-hour training (Applicable to Levels 2 and 3 only).

3. The first monthly fee of $9.95 (or $19.95 for Level 3) is charged at the initial sign-up.

4. Your current credit/debit card will be charged monthly for $9.95 (or $19.95) to allow you access to the MLS, Deal Analyzer, and other online and offline member benefits.

5. You can cancel your membership at any time in writing by email.

6. Cancellation of the monthly fee will revoke free club admission, online benefits, and access to the MLS and Deal Analyzer. As stated above, there will be no refund of the initial one-time fee of VIP Investment Training programs.

7. If you cancel your membership but later decide to re-enroll, a $100 reinstatement fee will be required.

8. As long as your account remains active (by paying the monthly fee), you will be entitled to all the benefits for life.

9. The monthly charge on your credit/debit card statement may show up under LAREIC LLC, which is the parent company of Sam’s RE Club.
